No PMI, flexible terms
Even at high LTV, borrowers avoid the added monthly PMI cost that comes standard on most conventional high-LTV loans — which can mean real monthly savings and more buying power. This applies to qualifying loans at both 100% and 95% financing. Physician loan rates may be higher than on a conventional loan with PMI, so we’ll compare the full cost of each option.
- Debt-to-income (DTI): up to 50% on 20- and 30-year fixed terms (680+ credit score); up to 45% across other eligible tiers and ARM products
- Fixed rates: 15-, 20-, 25-, and 30-year terms
- SOFR ARMs: 5/6, 7/6, and 10/6 structures

Eligible professions vary by lender and loan tier, and can include:

Property and transaction details
- Transaction types: primary residence (owner-occupied); purchase and rate/term refinance
- Eligible properties: 1-unit single-family homes, Fannie Mae warrantable condos, PUDs, and modular homes
- Minimum loan amounts: $100,000 for fixed-rate loans; $350,000 for ARMs
- States: no state restrictions within my licensed states
An illustrative comparison
On a hypothetical $700,000 purchase price (for illustration only, not a rate or payment quote), a conventional loan with 5% down plus PMI would require roughly $35,000 down, versus $0 down with this program, and this program has no monthly PMI. Rates and total costs differ between loan types, so we’ll compare the full picture before you decide.
One relationship, many lender options
I shop this program — and overlapping ones — across several wholesale lending partners to find the right fit. Overlapping programs mean more professions and more scenarios can qualify than a single lender may offer alone, and I guide you from pre-approval through closing, with a process built around non-traditional income and employment timelines.
Next steps
- Confirm your eligible profession and credit score tier
- Gather income documentation (an offer letter may be accepted for residents and fellows, depending on the lender).
- Get a pre-approval letter, often within days of receiving your documents.
